Charlottesville, VA (CVILLE RIGHT NOW) – Quinton Beckham, principal broker and owner of KW Alliance, joined Cville Right Now Live to discuss the housing market and projections for 2025. Beckham emphasized the importance of preparation for buyers and sellers alike in a competitive and shifting market. 

“We are busy,” Beckham stated. “We’re seeing lots of people preparing their listings to go online. We’ve got buyer traffic out there, and we’re selling listings even now… It’s feeling like a good spring market.” He advised buyers not to wait for interest rates to drop, stating, “Here’s a secret—they’re not going to,” and encouraged sellers to work with agents for a fair and efficient process. 

Beckham also highlighted rising costs affecting homeownership, including property taxes and increasing homeowners’ insurance rates. He explained, “From 2020 to 2024, Virginia has experienced about a 22% increase in homeowners’ insurance,” citing disasters such as flooding and wildfires as contributing factors. 

Looking forward, Beckham noted that while market activity is expected to pick up, preparation remains key for both buyers and sellers. He urged locals to explore loan options and account for additional costs, including rising insurance rates, to navigate the complex housing landscape effectively.
