RICHMOND, VA (CVILLE RIGHT NOW) – A new 2024 1st-quarter report from the Charlottesville Area Association of Realtors shows home prices up in Charlottesville and Albemarle County up 28% over the 1st-quarter of ’23, but home sales were slightly up. In the five counties the association covers, home sales were up 23% in Louisa, 16% in Charlottesville, 5% in Nelson, 4% in Greene… but down 19% in Fluvanna, and 8% in Albemarle.

WINA’s Real Estate Matters host Michael Guthrie with Howard Hanna said overall, there are as many homes that have gone under contract the first 4 months of this year as last year… but it’s still not significantly increasing. And he says interest rates ticking back up to 7-and-a-half percent is not helping.
The median sales price for all homes in the region jumped 8% to $435,000.
