CHARLOTTESVILLE, VA (CVILLE RIGHT NOW) – Albemarle County has completed its 2025 property reassessment, revealing a 5.1% growth in the county’s total tax base compared to the 2024 year-end figures, according to a statement from Albemarle County. The increase reflects continued residential property appreciation despite rising mortgage interest rates, while commercial properties experienced an average decrease of 1.8%.

The reassessment data, provided by the Albemarle County Assessor’s Office, shows residential assessments varied by property type. Urban properties connected to county water and sewer increased by 6.9%, and rural properties over 100 acres saw a 3.8% rise. Multi-family properties saw a decline of 4.0%. Average reassessment changes also differed by magisterial district, with Samuel Miller seeing the highest increase at 7.8%, while Rio experienced the lowest at 3.3%.

Notices for the 2025 assessments will be mailed to property owners on January 24, with detailed data accessible online via the County’s GIS-Web beginning January 26. Tax bills reflecting the reassessment values will be issued in May, following the Board of Supervisors’ adoption of the 2025 tax rate, according to the county.

The Assessor’s Office outlined two appeal options for property owners with concerns: an administrative review or an appeal to the Board of Equalization. Administrative Review forms will be available online from January 24 through February 28. Board of Equalization appeals must be filed by March 30 or within 30 days of an administrative review decision.

The county also highlighted changes to the Land Use Taxation Program this year, which allow qualifying property owners to apply for the Land Use Tax Deferral Program by February 24, provided their reassessment notice shows an increase or they have newly created parcels.
